The method
How the Snapshot gets collected
Asking rents, not completed leases.
Edition 1 covers the Jed Yod core. I walk every included listing and check it in person. A listing that fails the on-foot check does not enter the edition. Every row gets a source and an observation date. Both Thai and English sources will be sampled. Duplicate listings removed by rule, with the matching rule stated beside the edition.
I normalize furnished status and lease length before comparison. A minimum observation count for each street. Below the cutoff, I group streets rather than present them alone. I identify outliers and state their treatment alongside the edition. No outlier disappears without a stated rule.
I will name every street covered. Streets outside the sample will also be named as not covered. The source sheet will preserve the listing-level record behind the summary, so a reader can inspect what went in and when it was seen. A dated snapshot, not a census.
